What makes a property a fit.

Three things decide whether we can move quickly on a property.

A

Situation

An owner motivated by time, condition, or a life event. Speed and certainty have to be worth more than the last few percent.

B

Numbers

A price that leaves room for the work the property needs, and that clears a client buy box we are actively working.

C

Title

Clean or cleanable. Liens, back taxes, and probate are all workable — we just need to know up front.
